THE SHORT VERSION

How buying in Tucson actually works.

Five stages, whether it is your first home or your fifth. The long version, with everything opened up, lives in the Buyer Guide.

  1. Prepare

    Set buyer-selected property criteria and a comfort line, then ask a licensed lender what loan amount and payment you may qualify for, subject to underwriting.

  2. Search

    Review properties available through authorized listing sources using the same price, property, lot, utility, HOA, and travel-time criteria.

  3. Offer

    Review comparable sales, disclosures, price, financing, timing, contingencies, and other terms. The buyer decides what to offer; acceptance is never guaranteed.

  4. Investigate

    Use the contract period to review disclosures, title, inspections, insurance, appraisal, and other buyer-selected due diligence. Specialists provide their own reports and advice.

  5. Close

    Track the lender, title or escrow, contractual conditions, and final documents. The closing date and timeline depend on the contract and the parties involved.

Every offer, counter, and update comes to you in writing. No verbal "the seller said." You see what they said, in their words, and you decide with the facts in front of you.
