A five step guide for the person responsible for a family home during a difficult season. It is written from Tyler Lopez’s seller representation perspective. Legal, tax, title, appraisal, contractor, and other specialists retain their roles.
BEFORE WE TALK ABOUT THE HOUSE
Maybe you held the Power of Attorney. Maybe the will named you Personal Representative. Maybe a trust says you are the Successor Trustee. Maybe none of those titles apply yet and you are the family member who simply got the call.
There is a lot of work waiting for you. Accounts to manage. People to call. A home to deal with. Every piece of furniture in that home may trigger a memory, some warm and some not. For caregivers, sale proceeds may help fund future care. Either way, the practical task sits on top of an emotional one, and the two do not move at the same speed.
And it is not only the home. It is also the clothes, the paperwork, the drawer of photographs, the garage of tools, the small reminders of the time you spent together. Those are not items on an inventory. Those are the reason this is hard.

SECTION 01 · WHICH LANE
Authority affects timing, signatures, and the professionals involved. An attorney or other appropriate professional confirms the legal authority. Tyler organizes the seller work around that guidance.
IF YOU HOLD
A parent may be living while you help manage decisions. The seller plan works to the authorized decision maker’s legal timeline.
IF YOU ARE
Probate may be open or approaching. Tyler coordinates the real estate work with the attorney and authorized decision maker. Legal counsel determines authority and legal timing.
IF YOU ARE
The trustee and counsel confirm authority, required steps, and timing. The seller plan is then organized around those decisions.

Start by identifying the authorized decision maker and appropriate legal guidance. Tyler can organize the real estate questions but does not determine legal authority.
Start with a conversation about the home, the people involved, the timing, the attorney, and any property service providers already engaged. Tyler uses that context to plan the property review.
Tyler reviews available parcel and market records and visits the property. A video review may be appropriate when the home is empty and the authorized decision maker is out of state. Public and online records are starting points that need current confirmation.
After the property review, Tyler prepares pricing options and estimated seller net figures using the information available. Pricing, timing, and distribution of the analysis remain decisions for the authorized seller.

A QUIET NOTE
No action is taken without your written approval. If something needs to wait for the legal side to catch up, it waits.
A prelisting inspection or targeted specialist review may be useful depending on the property, timing, budget, and seller instructions. Independent inspectors and contractors define their own scope and report their findings.
Condition information can support repair, disclosure, and pricing decisions before launch. The authorized seller chooses what to inspect, address, disclose, or price into the plan after consulting the appropriate professionals.
WHAT GETS DELIVERED
A QUIET NOTE
Vacant property needs a written plan for access, utilities, mail, insurance, and maintenance. Services are arranged only when separately authorized and available.
Preparation may involve contents, cleaning, cosmetic work, landscape, or a mechanical issue identified by a specialist. Tyler helps sequence approved work but does not act as the contractor, attorney, accountant, or estate sale provider.
The team can share established property service contacts for the seller to review. The seller chooses providers, scope, pricing, and terms. Donation, tax, probate, and financing questions stay with the appropriate attorney, CPA, lender, or other specialist.
The estate may oversee work directly or authorize Tyler to coordinate scheduling and access. No work begins without the seller’s written direction and the provider’s own agreement.

A QUIET NOTE
The preparation record supports the pricing and launch decisions approved by the seller.
The media plan is chosen for the property and may include professional photography, a floor plan, video, or a three dimensional tour. The selected assets are prepared around the agreed launch schedule.
The listing enters the MLS and brokerage distribution channels selected for the property. Syndication to third party platforms depends on current platform availability, data agreements, and seller instructions. Other outreach may include signs, neighborhood mail, social media, and the agent network.
Tyler tracks showing activity, gathers available feedback, and reports on the cadence agreed with the seller. Written offers and written responses stay in the transaction file.

A QUIET NOTE
Offers are presented in writing with a review of price, terms, dates, financing, and material conditions. The seller decides how to respond.
After an accepted offer, escrow opens with the title company the seller chooses. Tyler and the transaction coordinator track the real estate calendar and coordinate with the seller, buyer side, title company, lender, and other professionals.
Electronic signing or a mobile notary may be available when the file permits it. The title company and legal counsel explain signature, authority, notarization, funding, and recording requirements for the transaction.

A 30 to 45 day closing period is one planning range. Actual timing depends on the contract, title work, financing, legal authority, property, and other facts.
