Tyler Lopez
Seller Representative
Seller strategy and representation.
A practical path from first conversation to keys. Rich Pesqueira and Joel Pielemeier provide buyer representation for Lopez & Lopez, REALTORS®. Long Realty Company.
BEFORE WE LOOK AT A SINGLE HOUSE
There is the part everyone pictures: the right house, the right street, the moment you know. And the part nobody warns you about: the financing, the inspections, the deadlines, the documents that read like another language. The second part is where deals go wrong when no one is watching them closely.
Rich Pesqueira and Joel Pielemeier provide buyer representation. Tyler Lopez serves on the seller side. Tana Lopez is co owner and an Associate Broker at Long Realty Company.

First home or fifth, relocating or investing, the job is the same: make this clear, calm, and worth your while. When the time is right, call. We would be glad to do the work alongside you.

WHO THIS IS FOR
A first purchase and an investment purchase are not the same transaction. We name your lane first, so everything after it is built for you.
FIRST-TIME
The vocabulary alone can feel like a wall. Your buyer representative explains each stage, puts dates in writing, and helps you prepare before a deadline arrives.
MOVE-UP / DOWN
The next home may depend on the current one. The sale and purchase need one written plan with clear roles, dates, and financial constraints.
RELOCATING
Rich or Joel can tour by video, drive the block, and add local context before you decide whether a trip or closer review makes sense.
INVESTOR
Start with the available rent evidence, operating assumptions, property condition, and local rules. The numbers need to support the use you are considering.
Step 01PREPAREStart with a conversation about what you want, what you can comfortably spend, your timing, and the questions that need answers before you shop.
A licensed lender can then review your finances and provide transaction specific figures. Rich or Joel turns that context into a written search with must haves, deal breakers, target areas, and questions to resolve before an offer.
WHAT YOUR BUYER REPRESENTATIVE HANDLES
A QUIET NOTE
A preapproval is not a commitment to a loan. It helps frame the payment and can strengthen offer readiness. Confirm the terms with the lender you choose.
Step 02SEARCHPublic listings are the baseline. Buyer representation adds the block, condition, price evidence, property questions, and daily life around the address.
Rich or Joel builds the search, asks the local agent network about relevant opportunities, and helps you compare homes against the written criteria you approved.
WHAT YOUR BUYER REPRESENTATIVE HANDLES
A QUIET NOTE
A useful buyer representative should say when the evidence does not support the move. Pausing on the wrong home is part of the work.
Step 03OFFERPrice is one line of an offer. The closing date, inspection period, earnest money, included property, and contingencies also shape the decision.
Before you write, Rich or Joel reviews comparable sales, the current market, the property, and the lender figures you provide. You approve each offer and response in writing after discussing the price, terms, and risks.
WHAT YOUR BUYER REPRESENTATIVE HANDLES
A QUIET NOTE
Written terms control the transaction. Your buyer representative explains the options and gives a recommendation before you decide.
Step 04PROTECTAn accepted offer starts due diligence. Earnest money to escrow, title opens, the inspection clock runs. This is the window where a problem is still your leverage instead of your regret.
Your buyer representative helps coordinate the inspections you choose, reviews the reports with you, and prepares the real estate response you authorize. Inspectors, lenders, title professionals, insurers, attorneys, and other specialists retain their separate roles.
WHAT YOUR BUYER REPRESENTATIVE HANDLES
A QUIET NOTE
A contingency may provide options when new evidence arrives. The exact rights and deadlines depend on the signed contract and the facts of the transaction.
Step 05CLOSEYour buyer representative and transaction coordinator track the contract calendar, prepare for the final walkthrough, and coordinate with the lender and title company you choose.
Signing, funding, recording, and possession each follow the contract and the instructions of the responsible lender and title professionals. Electronic signing or a mobile notary may be available when the file permits it.
WHAT YOUR BUYER REPRESENTATIVE HANDLES
A QUIET NOTE
Many financed purchases target a 30 to 45 day closing period. The actual schedule depends on the contract, lender, property, title work, and other facts.
ANATOMY OF AN OFFER
These terms work together. Compare each one against your goals, the evidence, and the signed documents.
Grounded in available market evidence and your limits.
Your good-faith deposit, held in escrow.
Timed to the seller’s needs and yours.
Time for the due diligence allowed by the contract.
Appliances, fixtures, anything negotiated in.
Your exits: financing, appraisal, inspection.

THE JOURNEY AT A GLANCE
THE FULL PROCESS · WHAT WE WALK THROUGH WHEN WE MEET
Nineteen steps from preparation to keys, with a planning window, the people involved, and the buyer decisions at each point. Inspections, disclosures, appraisal, and closing are all in one view.
ESTIMATE YOUR PAYMENT
Not just principal and interest. Taxes, insurance, mortgage insurance, and HOA, the way the bill actually lands. Change the price, the down payment, the loan type, and watch the all-in number move.
Mortgage insurance may apply below 20%. Confirm current terms and removal rules with a lender.

YOUR REAL NUMBERS
These estimates frame questions. A licensed lender must provide current rate, payment, and cash figures for your file. Kyle Taylor at Nova Home Loans is one available lender resource. You may choose any lender.

THE CASH BEYOND THE DOWN PAYMENT
Your lender’s Loan Estimate and title provider give the transaction specific amounts. These are common categories to discuss.
The lender’s fee to underwrite and make the loan.
An independent opinion of value prepared for the lender.
Title search, title insurance, and the escrow company’s fees.
Paid during your due-diligence window as you order them.
Property taxes and insurance set aside up front.
The county fee to record the new deed in your name.
DUE DILIGENCE
You choose the scope. Your buyer representative helps coordinate, and independent inspectors report their findings to you.
NEW CONSTRUCTION
Builder registration practices vary and may affect whether outside representation is recognized. The onsite salesperson generally represents the builder. Ask Rich or Joel to review the registration process before your first visit.

BRING IT TO EVERY SHOWING
Score the home, the neighborhood, and the commute while you are standing in it. It saves as you go. After three or four houses they blur together. This keeps them straight.
Your notes save in this browser and are not transferred to the buyer intake.
WHEN YOU ARE READY
No homework or preapproval is required to begin. Tell the team where you are in the process and what you are trying to decide.
