Prepare
Days 1 to 7 · before you shop
The first phase establishes your goals, financial frame, search criteria, and questions before a property decision arrives.
Buyer consultation
Rich or Joel reviews your needs, priorities, comfortable budget, timing, target areas, and the questions that need answers before you shop.
YOU → Come with your questions. No paperwork required.
Get pre-approved
A licensed lender reviews credit, income, assets, and current loan options. The lender provides qualification, payment, and cash figures for your circumstances.
YOU → Send the lender your income, asset, and ID documents.
Build the search
The consultation becomes a written search with priorities, deal breakers, target areas, and listing alerts.
YOU → Approve the criteria. Tell your buyer representative what would make you say no.
Shop
Weeks 1 to 8 · varies with you
Your buyer representative helps you tour with a written standard and compare each home against the same priorities.
Tour homes
Review current public listings and ask the local agent network about relevant opportunities. Use the house hunting checklist so the homes remain comparable.
YOU → Score each home on the checklist while you are standing in it.
Narrow and revisit
Revisit finalists, drive the block at a different time, test the commute, and review the factors that matter to your use and resale plan.
YOU → Trust your first read, then let your buyer representative test it against the evidence.
Run the numbers
Your buyer representative reviews recent comparable sales, market time, property condition, and the available price evidence before an offer.
YOU → Review the evidence and raise any questions before choosing a price.
Offer
1 to 3 days to acceptance
Price is one line of an offer. Your buyer representative helps shape the other terms using the evidence and the limits you set.
Write the offer
The written offer covers price, closing date, inspection period, earnest money, property included in the sale, and applicable contingencies. You decide which terms to authorize.
YOU → Approve the strategy and sign the offer.
Negotiate
Your buyer representative presents the offer and explains written responses. The seller may accept, reject, or counter.
YOU → You decide how to respond after reviewing the recommendation and written terms.
Contract accepted
You are under contract. The clock starts, the deadlines are real, and the next phase begins the same day.
YOU → Get your earnest money ready to deposit.
Under Contract
Days 1 to ~21 · due diligence
Due diligence turns new evidence into decisions while contractual rights remain available.
Open escrow
Earnest money is deposited with the title company, escrow opens, and the title search is ordered. Your funds are held neutrally, not by the seller.
YOU → Wire or deliver your earnest money on time.
Inspections
Your buyer representative helps coordinate the inspections you choose. Independent inspectors evaluate the areas within their scope and report their findings to you.
YOU → Attend the inspection if you can. Ask everything.
Review and negotiate repairs
Review the reports, decide what matters, and discuss the available real estate response under the signed contract.
YOU → Your buyer representative drafts the real estate response you authorize.
Disclosures and documents
You may receive seller disclosures, a title commitment, CC&Rs, and association documents. Your buyer representative helps organize questions while the relevant specialists retain their roles.
YOU → Read them. Flag anything that surprises you.
Loan processing and appraisal
The lender manages underwriting and may order an appraisal. The team tracks the related contract dates while lender and appraiser retain their independent roles.
YOU → Return requested lender documents promptly.
Clear to close
The lender determines when underwriting conditions are satisfied and explains any remaining steps before funding.
YOU → Hold steady. No new debt, no big purchases.
Close
Final 3 to 5 days
The final phase coordinates the walkthrough, signing, funding, recording, and possession under the contract.
Final walkthrough
Walk the home before closing to review its condition and any work addressed in the agreement.
YOU → Confirm the home is ready. Speak up if it is not.
Signing
You sign loan and closing documents with the title company you choose. Electronic signing or a mobile notary may be available when the file permits it.
YOU → Bring ID and your closing funds. Read before you sign.
Funding and recording
The lender and title company coordinate funding, disbursement, and recording according to their requirements and the signed contract.
YOU → Stay reachable in case anything needs a signature.
Keys
Possession transfers according to the contract. Your buyer representative and title provider explain the final delivery steps.
YOU → Ask the team for property service resources when you need them.
