The short answer

Start with two numbers: the amount a licensed lender says you may qualify for, subject to underwriting, and the payment and cash reserve you decide are comfortable. Then account for the down payment, lender and settlement charges, inspections, prepaid items, taxes, insurance, HOA charges, repairs, and maintenance. A plan improves decision-making, but it cannot guarantee approval, offer acceptance, price, or future value.

The order of operations

  • Write down what you wantfive lines: bedrooms, commute, yard, the two or three things you will not bend on.
  • Lender before listingsask a licensed lender about pre-approval requirements, credit review, any fees, loan options, estimated payment, and cash to close.
  • Cash picture, completeclosing costs vary by loan, lender, title or escrow charges, property, prepaid items, and negotiated credits. Use transaction-specific written estimates.
  • Objective search criteriaapply the same price, property, lot, utility, HOA, and buyer-selected travel-time criteria across every area considered.
  • Homes in persona showing adds information about layout and visible conditions, but it does not replace disclosures, inspections, title review, or other due diligence.

The help that exists

Loan and assistance programs, eligibility, funding, rates, and terms change. Some eligible VA borrowers may qualify without a down payment, subject to lender and VA requirements; other programs may offer different down-payment terms. A licensed lender or approved housing counselor should identify current options and provide written estimates for the borrower and property.

What you should expect from us

We help document offers and counters, review available comparable sales, coordinate transaction deadlines, and organize buyer-selected inspections and other due diligence. The buyer decides price, terms, investigations, and whether to proceed; inspectors, lenders, title professionals, appraisers, attorneys, and other specialists are responsible for their own work and advice.
