Homes with casitas in Tucson: what to know before you buy one.

THE SHORT ANSWER

A casita earns its price when it solves a real need you already have: family who stays, a parent moving closer, a business run from home. It disappoints when you buy it as an income fantasy without checking the rules first. The two questions that decide everything: was the casita permitted, and what do zoning and the HOA actually allow you to do with it? We pull both answers during the inspection period, not after.

What a casita is actually for

The permit question decides the price

An unpermitted casita is priced like square footage and insured like a question mark. We pull the permit history on every casita property: when it was built, whether it was permitted as habitable space, and whether the utilities were done right. Permitted and well-built, a casita carries real value. Unpermitted, it is a negotiation lever, and we use it.

The rental caveat

Whether you can rent a casita, long-term or short-term, depends on zoning, jurisdiction, and the HOA, and the rules differ across the metro. Some associations bar rentals outright; short-term rental rules carry their own registration requirements where they are allowed at all. The honest rule: never pay for rental income you have not verified you are allowed to earn. We check before you write, and the answer goes in writing.
