Buyer representation and compensation are established in a written buyer-broker agreement. A builder or seller may agree to pay some or all of the compensation; terms vary, and the buyer may owe any unpaid amount under that agreement. Builder registration and agent-participation policies also vary, so review the current written policy before touring. Compare the full written transaction, including price, incentives, lot premiums, upgrades, lender terms, inspections, and warranty provisions.
Check the registration policy before touring
Builder registration and agent-participation policies differ, and some include first-visit or advance-registration requirements. Ask for the current policy in writing and discuss a buyer-broker agreement before touring so the buyer can make an informed representation decision.
Where the deal actually lives
- Incentivesmay include design-center credits, closing-cost contributions, or rate buydowns, each with property-specific eligibility, deadlines, and written conditions.
- Upgradeschange the price and sometimes the schedule. Compare written pricing and choose for the buyer's needs without assuming a future resale return.
- Lot premiumsshould be evaluated with the recorded plat, site plan, easements, drainage, orientation, and buyer-selected priorities; future value is not guaranteed.
- The builder's lendermay be tied to an incentive. Compare official Loan Estimates from licensed lenders, including rate, APR, points, fees, credits, cash to close, and payment.
- Timingstanding inventory, phase releases, and deadlines can affect availability and terms, but they do not guarantee a concession or discount.
New does not mean flawless
Inspection and access rights depend on the builder's contract and policies. When permitted, a qualified independent inspector can evaluate visible work at appropriate stages; an inspection cannot guarantee that every issue will be found or corrected.
