East Tucson · Arizona

A closer look.
A clearer choice.

East Side covers a wide sweep from established neighborhoods near Pantano Wash to newer southeast communities near Houghton Road and the Rincon foothills. City plans use specific study boundaries, while neighborhood associations and subdivisions have their own names.12

Pantano East is a planning area, not a subdivision: the City plan describes about 11 square miles from Pantano Wash to Houghton Road and Tanque Verde/Wrightstown south to Golf Links. Some edge land is outside city limits.4

Inside East Side.

Sierra Morado and Saguaro Trails

The City groups these named communities within the Houghton South neighborhood association, alongside Civano 1. This association grouping helps distinguish them from the wider East Side label.3

06

Houghton East

A registered neighborhood and planning area at the city’s eastern edge. Its older plan describes a two-square-mile area; the present City parcel map is better for jurisdiction and current development context.51

Old Spanish Trail

A registered Ward 4 neighborhood near the Rincon foothills. The nearby Saguaro National Park East entrance and Old Spanish Trail corridor are regional anchors, while access varies by home location.38

Make a day of it.

A few places to start getting a feel for the area.

Lincoln Regional Park and Atterbury Wash Greenway

The City lists a 419.4 acre regional park. The multiuse path links Fred Enke Golf Course, Pima Community College East Campus, Clements Center, park facilities, and the Atterbury Wash sanctuary.6

Pantano River Park

Pima County describes a multiuse corridor for walking, cycling, equestrian use, and wildlife viewing. Access points and route conditions vary along the corridor.7

Saguaro National Park, Rincon Mountain District

The park’s East District entrance is reached via Old Spanish Trail. It offers a scenic drive and desert trails; confirm current operating conditions and access before visiting.89

Open the area map

East Side spans the Pantano and Houghton corridors toward the Rincon foothills. The City’s planning areas and registered neighborhood map provide better orientation than an assumed single boundary; some edge properties may be county jurisdiction.214

Try your actual route at the time you travel. A neighborhood name cannot predict a commute.

Schools and districts

Check the address.
Meet the school.

Districts change across this broad eastern and southeastern area. Vail Unified publishes school attendance maps and InfoFinder for its southeast service area; Mesquite Elementary is located on Rita Road. Central and western East Side addresses may have different district assignments, so use the exact address and grade in ADE and district tools.171810

Confirm attendance boundaries and enrollment directly with the district. A community name does not establish a school assignment.

The number should
fit the property.

The public MLSSAZ report provides regional context. For East Side, ask us to compare recent closed sales and current competition around the homes you are considering. Property type, condition, location, and association costs belong in that conversation.1112

Ask for a dated comparison.

Current competition. Relevant closed sales. Condition, location, and the terms behind the price.

Is this your kind of place?

Start with what
matters to you.

  • Compare established neighborhoods, newer planned communities, and foothill-edge parcels by street and setting.
  • Review trail access, wash corridors, and flood or drainage details at parcel scale.
  • Check association obligations and exact school assignment before comparing locations.

Before you make a move.

What counts as the East Side?

There is no single boundary in the reviewed City sources. Use the City neighborhood map or planning area that matches the exact address.12

What is the typical East Side sale price?

The public August 2026 MLSSAZ report does not define the East Side page boundary across these neighborhoods. Use current MLS data for a named community or property.1112

Which school district serves an address?

The broader area has multiple school boundaries. Check the address with the relevant district and ADE portal.10
