The short answer

Choose the area before the house. Run five tests: drive your real commute, read the HOA rules, look at the lot in afternoon heat, confirm water and utility providers, and ask what made similar homes on that street sell or sit. The area that passes all five is where you should be touring.

The five tests

  • The commute testdrive it at the hour you will drive it. Twice.
  • The HOA testread the rules on parking, rentals, solar and exterior changes before you love a floor plan.
  • The lot and heat teststand in the backyard at four in the afternoon in summer, or ask which way it faces.
  • The water and utility testconfirm the water provider or well, sewer or septic, and internet options for the exact address.
  • The resale testask what the last few sales on that street had in common, and what made others sit.

Use the area guides

mlslistings.app has twelve area guides, from Catalina Foothills and Oro Valley to Vail, Sahuarita, Rita Ranch and Central Tucson. Use them to shortlist, then let the five tests decide.
