Walking into a model home alone does not save you a dollar: the builder already budgets for buyer representation in the price. What it does is leave the only person working for you out of the room. Register your agent before your first visit, because most builders only credit representation from that first tour, and the real negotiation is never the base price: it is incentives, lot premiums, upgrades, and the lender math.
The registration rule nobody tells you
Almost every builder requires your agent to be with you, or registered, on your very first visit to credit representation. Tour alone first and try to add representation later, and the builder can deny it. Reach your agent before you set foot in a model. It is a two-minute text that preserves every option.
Where the deal actually lives
- Incentivesdesign-center credits, closing-cost help, and rate buydowns move far more than base price ever will.
- Upgradesthe model is loaded on purpose. Some upgrades hold value; some you add cheaper after closing. We tell you which is which.
- Lot premiumsthe view lot and the extra depth can be worth it; some premiums are pure margin. The next buyer decides which, and we price for the next buyer.
- The builder's lendertheir best incentive often requires it, and the buydown can be real money. We read it line by line against an outside quote so you take the better deal, not the louder one.
- Timingend of quarter, standing inventory, and phase close-outs are when a builder gives. We watch the calendar.
New does not mean flawless
We insist on an independent inspection plus the pre-drywall walk. A busy crew misses things, and catching them before the drywall goes up is the cheapest insurance in the whole purchase.
