The housing call at Davis-Monthan comes down to your timeline and your entitlement. On a typical tour, buying with a VA loan can beat renting because you build equity with nothing down and the loan is assumable when you PCS out, but only if you buy right: close to base where resale stays liquid, at a payment that works if you ever rent it out. A military move compresses a six-month decision into weeks. The order that works: talk to a VA lender the day you have orders, get the pre-approval running while you finish out-processing, and let us tour and video homes for you before you land. Buyers who start on arrival day pay rush prices. Buyers who start on orders day choose.
Where airmen actually live
- East and southeast Tucsonthe short-commute zone. Established neighborhoods with the widest price range and the quickest resale when you PCS out.
- Rita Ranch and Vailnewer homes and new construction, a longer light-traffic commute, and a school district that is a major draw for families.
- Midtownolder character homes and true city living. Worth it for some, but inspect the systems: many of these homes have been updated in stages.
Rent or buy on a three-year tour
Honest answer: it depends on the exit. Buying wins when the home can either resell cleanly or rent at a number that carries it after you leave, and a VA loan makes the entry cheap. It loses when the home only works at today's rate for your exact family. So we buy for the exit: liquid location, sane payment, and an assumable note that becomes a selling point later. If those cannot line up in your price band, we will tell you to rent, in writing.
