What are the main costs of selling a home in Tucson?

Most Tucson sellers see four groups of costs: brokerage compensation, which is negotiable and set in your listing agreement; title and escrow fees, including the owner's title policy that sellers commonly pay in Pima County; prorated property taxes and any HOA charges through the closing date; and any repair credits or concessions negotiated with the buyer.

Does Arizona charge a real estate transfer tax?

No. Arizona does not charge a percentage transfer tax on home sales, which keeps closing costs lower than in many states. There is a small recording related fee for the deed affidavit, and your escrow officer will show it on the settlement statement.

How do property tax prorations work when I sell?

Pima County property taxes are paid in arrears in two halves. At closing, escrow credits the buyer for the days you owned the home that have not been paid yet. Depending on the closing date, that can be a noticeable line on your statement, so ask for it in your estimate.

What other costs can show up?

HOA transfer and disclosure fees if you are in an association, a septic transfer inspection if the home is on septic, home warranty if offered, and any credits negotiated after the buyer's inspection period. Our guide to the Arizona inspection period explains when those requests arrive.
