Buy, sell, or wait. I hear it every week, and people want me to give them a single confident answer about where the market is headed. I will not, because nobody can promise you what rates or prices do next quarter, and anyone who pretends to is selling something. What I can do is help you make the right move for your situation, which is the only forecast that matters.

Start with why you are moving. If you are selling because your life changed, you grew out of the house, you are relocating, you are right-sizing, then the macro question is mostly noise. You sell into the market that exists, you price it correctly, and you buy your next place in the same market. The conditions cancel out more than people expect.

If you are a buyer waiting for the perfect moment, understand the trade you are making. Waiting for rates to drop often means competing with everyone else who waited, in a market that gets busier the moment money gets cheaper. Buying when it is quieter can mean less competition and more room to negotiate, even if the financing costs more today. You can change the rate later. You cannot change the price you paid.

For sellers asking if they should wait, the real question is what your home is doing while you wait. Carrying costs, maintenance, and opportunity all add up. A correctly priced home in good condition sells in any reasonable market. A home you are holding because you hope for a better number next year is a bet, and bets are not strategy.

I am not going to quote you a precise price target or a rate prediction, because those move and I would rather give you something true than something that sounds confident. For current conditions in your specific area and price point, ask me and I will pull the live data. Any value I share is an estimate from comparable sales, not an appraisal.

Buy, sell, or wait is the wrong frame. The right frame is: what does my life need, and how do I make the cleanest move toward it. Answer that and the market timing matters far less than you think.
